Terms of Service

These Terms of Service (“Terms”) govern your use of KhaaliGhar (“the Platform”) operated by KhaaliGhar (“we”, “our”, or “us”). By creating an account or using the Platform, you confirm that you are at least 18 years old and agree to these Terms.

KhaaliGhar is an online marketplace that allows property owners (“Owners”) to list properties for rent or sale, and allows prospective buyers and tenants (“Buyers”) to browse and enquire about listings.

We are a platform only — we are not a real estate agent, broker, or party to any property transaction. All transactions are between Owners and Buyers directly.

• You must register with accurate information. False information may result in account suspension.
• You are responsible for maintaining the security of your account and OTP. Do not share your OTP with anyone.
• You may only create one account per phone number. Multiple accounts may be merged or banned.
• Accounts can be either Owner (listing properties) or Buyer (browsing and contacting owners). Role is set at registration.

As an Owner listing a property on KhaaliGhar, you agree to:

• List only properties you own or have authority to list.
• Provide accurate and complete information — property type, size, price, location, photos, and amenities.
• Not post duplicate listings for the same property.
• Not include false or misleading information in your listing.
• Update or remove your listing when the property is no longer available.
• Respond to buyer enquiries honestly and in a timely manner.

All listings are reviewed by our team before going live. We reserve the right to reject or remove listings that violate these terms.

As a Buyer using KhaaliGhar, you agree to:

• Use the platform only for genuine property searches.
• Not contact owners for purposes unrelated to the listed property.
• Not harass, spam, or misuse owner contact information.
• Verify property details independently before making any payment or commitment to an Owner.

You must not post or share content that:

• Is false, misleading, or fraudulent
• Violates any applicable Indian law
• Infringes intellectual property rights
• Contains offensive, abusive, or discriminatory language
• Advertises properties in restricted or disputed areas without proper authorization
• Includes personal contact details in listing photos

KhaaliGhar offers free and paid subscription plans for both Owners and Buyers. Paid plans are processed through Razorpay.

• Subscription fees are billed in advance and are non-refundable unless otherwise stated.
• Subscriptions automatically renew unless cancelled before the renewal date.
• Contact unlock fees (for Buyers) are per-listing charges and are non-refundable once the contact details are revealed.
• Featured listing fees are non-refundable after the listing goes live.

All content on KhaaliGhar — including the brand name, logo, design, and platform code — is owned by KhaaliGhar and protected by Indian copyright law.

By uploading photos or content to the Platform, you grant KhaaliGhar a non-exclusive, royalty-free license to display that content on the Platform and in promotional materials.

• KhaaliGhar does not verify ownership of properties listed on the Platform. Buyers must perform their own due diligence.
• We are not responsible for any disputes, losses, or damages arising from transactions between Owners and Buyers.
• The Platform is provided “as is”. We do not guarantee uninterrupted access or error-free operation.

To the fullest extent permitted by law, KhaaliGhar shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Platform, including loss of data, profits, or goodwill.

We reserve the right to suspend or permanently ban any account that violates these Terms, without prior notice. You may also delete your account at any time by contacting us.

These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in India.

We may update these Terms at any time. We will update the “Last updated” date at the top of this page. Continued use of KhaaliGhar after changes constitutes acceptance of the updated Terms.
